上海市环线快速路的房价空间断点效应研究

Abstract:

Based on the location information of each ring expressway in Shanghai and the monthly average price and facilities information of 2827 apartment communities in Pudong New Area (2016.12—2021.02), this paper analyzes the spatial discontinuous effect of housing prices of each ring expressway by using spatial discontinuous regression model. According to the research results, the discontinuous effect of housing prices in the inner ring, the middle ring and the outer ring are very obvious and highly significant, which are positive in the range of short-range bandwidth. Among them, the spatial discontinuous effect of housing prices in middle ring is the most obvious, even in the case of increasing distance bandwidth; the housing prices insidemiddle ring expressway still maintain a more obvious advantage. The spatial discontinuous effect of house price in inner ring is slightly inferiorto the former. In the short-range distance bandwidth, the advantage of house price in inner ring is not obvious, but the advantage of house price is fully reflected when the distance bandwidth increases. In addition, the spatial discontinuous effect of housing prices in the outer ring is positive only in the relatively short distance bandwidth, but becomes negative when the distance bandwidth increases. This shows that in recent years, with the outward expansion of urban construction in Pudong New Area, the advantage of housing prices inside the outer ring expressway is not obvious within a certain distance.

摘要:

基于上海市各环线的位置信息以及浦东新区2 827个公寓小区的月度均价、配套条件等数据(2016.12—2021.02),应用空间断点回归方法分析各环线的房价断点效应。研究结果显示,浦东内环、中环和外环的房价断点效应均较为明显且高度显著,在近距离带宽范围内均为正值,表明环线内房价在环线处明显高于环线外房价。其中,浦东中环的房价断点效应最为明显,即使在距离带宽有所增加的情况下,环线内房价依旧保持较为明显的优势。而浦东内环的房价断点效应次之,在近距离带宽内,内环内房价优势并不明显,但距离带宽增大后房价的优势充分体现出来。浦东外环的正向的房价断点效应相对不明显,在距离带宽有所增加的情况下,甚至变为负值。这说明在近年来浦东新区城市向外扩展的趋势下,在一定的距离范围内,外环线以内的房价并不具有明显的优势。
